Summerset has an exciting opportunity for a proven Site Commercial Manager to join our team.

The Site Commercial Manager is responsible for leading the project  team of Quantity Surveyors on site managing all costs relating to the project from agreed feasibility budget through to the final account settlement.  This role will be site based on one of our Metropolitan Builds in Auckland.

Our Metropolitan builds are bespoke, high-density vertical projects. This includes for example; 7 apartment buildings of varying levels (from 3-7) and a 2 level basement carpark with a total coverage of 10,500m2. The structures include a main-building housing recreational and common areas, other buildings include care facilities and independent apartment living, our structures are a combination of concrete and steel.

To be successful in this role you will need to possess strong leadership and stakeholder relationship management capability. You will be collaborative and a keen negotiator with an eye for detail and the ability to complete projects on time and within budget. The ability to travel within New Zealand, as and when required is also necessary.

What will your responsibilities be?

  • Commercial and contractual accountability for the whole project
  • Drive commercial and business project performance
  • Cost control and reporting
  • Trade and supply procurement
  • Managing payment claims and contract administration
  • Managing P&G expenditure
  • Proactive risk mitigation
  • Work closely with the site management team
  • Administrative duties including
    • Commercial management and  tracking of RFIs
    • Review and Sign off of  Site Instructions
    • Liaison and coordination with project design team 
    • Ensure contract documents are up to date, controlled and forwarded to contractors
  • Upholding a 'Zero Harm' culture on site
  • Manage and develop direct reports to ensure all aspects of the of the project deliverable are controlled
  • Manage and oversee the project team of Quantity Surveyors

Who are we looking for?

  • Extensive Commercial Management and Quantity Surveying experience, approximately 10 to 15 years plus dealing with commercial builds plus civil & infrastructure works
  • Led your own project commercially with a team of QS staff.
  • Strong capability in identifying risks and issues with trades and in the build programme and developing strategies to manage and mitigate these.
  • Have a successful track record in establishing and maintaining long term client, consultant and contractor relationships
  • Be able to converse effectively with all stakeholders and levels across the business
  • Possess motivating and inspiring leadership skills to enhance commercial performance
  • Solutions orientated
  • Highly capable in managing competing priorities and driving accountability
  • A strong understanding of construction law
  • Relevant Tertiary Qualification. Preferably BSc Quantity Surveying
  • An RICS member or someone working towards this
  • Have sound commercial judgement with the ability to identify and resolve problems in a timely manner
  • Experience working with a Tier one or two main contractor is preferred (ideally design and build) on commercial projects ranging$100 to $400M NZD
